What Is Assesr and How Does It Work?

Assesr is the AI broker for UK specialist property finance. It packages your deal into a lender-ready credit paper in about 60 seconds and matches it to specialist lenders by mandate.

What is Assesr?

Assesr is the AI broker for UK specialist property finance. It takes the details of your deal, packages them into a lender-ready credit paper in about 60 seconds, and matches that paper to specialist lenders by mandate — at a quarter of the typical broker fee. It covers three property-finance product lines: development finance, buy-to-let, and commercial mortgages.

In short, Assesr does the work a specialist finance broker does — structuring your deal, writing it up the way lenders want to read it, and putting it in front of the right funders — but faster, at a fraction of the cost, and without the human bottleneck.

How does Assesr work?

The process has three stages: intake, credit paper, and match.

  • Intake. You answer a structured set of questions about your deal — the asset, the numbers, the borrower, and the exit. Each product line has its own intake tailored to what lenders in that market actually ask.
  • Credit paper. Assesr turns your answers into a lender-ready credit paper in about 60 seconds. This is the same document a good broker would hand-write over hours: a clear, structured summary that lets an underwriter assess your deal without chasing you for missing information.
  • Match. Assesr matches your paper to specialist lenders whose mandate fits your deal, then routes it to them. Lenders are contact-protected — there is no leakage of their details, and the match is based on genuine appetite, not a mass email.

What does Assesr cost?

Assesr charges a 0.5% Assesr Fee, payable on drawdown only. It is free to submit a deal, and you pay nothing until your finance completes. That is roughly a quarter of the typical specialist broker fee, which often sits around 1–2% of the facility. There is no upfront charge, no retainer, and no fee if your deal does not complete. Read more in our guide to how the Assesr fee works.

Who is Assesr for?

Assesr serves four types of user:

  • Borrowers — developers, landlords, business owners and companies who need specialist finance and want it packaged and placed quickly.
  • Brokers — who can either keep their own fee or refer a deal and earn on drawdown. Brokers sign a Broker Agreement that includes an authority and client-data-consent warranty. See the two ways brokers earn with Assesr.
  • Lenders — who receive mandate-matched deals, are contact-protected, and see no leakage of their details.
  • Partners — professionals who refer deals and earn commission on drawdown.

What makes Assesr different from a traditional broker?

A traditional broker is a person. They have finite hours, a limited panel of lenders they know well, and a fee that reflects the manual effort involved. Assesr is software that has read the market: it can package a deal in seconds, match against a broad set of specialist mandates, and pass the cost savings on to you. The output — a credit paper and a set of matched lenders — is the same shape a broker delivers, but the speed and price are not. For a full breakdown, see AI broker vs traditional broker.

Is Assesr regulated?

Assesr operates in UK unregulated specialist finance markets, which are the same markets specialist brokers work in. Whether a given transaction is regulated depends on the product and the borrower, not on whether a human or software packages it. We cover this honestly in is Assesr regulated?.

How do I use Assesr?

Start on the product page that fits your deal — development finance, buy-to-let, or commercial mortgages — and complete the intake. You will get a credit paper back in about 60 seconds and, from there, matched lenders. It costs nothing to submit.
